Sr Construction Project Manager

Accountabilities:

  • Manage the construction process for new development and/or remodel, including budgeting, forecasting, communication with external (GCs, LLs, consultants, municipalities, Franchisees, etc.) and internal of Panera organization (Construction, Design, Legal, RE, Purchasing, OPS, marketing, Finance, etc.).

  • Manage overall project, reviewing plans, specifications, submittals, shop drawings, qualifying GCs, reviewing bids, recommendations, contracts, working within Accruent

  • Manage schedule forecasting for Company and Franchise bakery caf projects.

  • Identify, manage and minimize risks associated with challenging project variables throughout entire project lifecycles.

  • Manage all Company projects for GC compliance including financials, all requirements per the GC contract, quality of work, draw request, redlines, change order process, final cost, final documentation, generating punch list, sign off of punch list, turnover check list, test & balance, etc.

  • Communicate and manage our suppliers and vendors by working with purchasing and working directly with all suppliers and vendors. Responsible for the correct specification and meeting time lines established, cost per agreements.

  • Manage internal & external communications with team (DPM, DM, REM, Legal, Purchasing, OPS, Construction, consultants, permit expediters, landlords, utility companies and City officials throughout the life cycle of the project.

  • Manage the distribution and tracking of all incoming and outgoing plans and specifications from Existing Conditions (EC) packages and Site Investigation Reports (SIRs) through final construction documents.

  • Involved with reviewing of all OPS plans, phase one documents, CDs (permit set, construction set), prototype changes for all new company bakery cafes

  • Maintain consistent focus on assisting development teams in reducing timelines and overall project durations from pre- 1st pass, initial Development Committee review (1st Pass) to intermediate review (2nd Pass) through final review (CDO) to ultimately increase team productivity.

  • Prepare and present project status reports with team on all applicable development projects at regularly scheduled project status meetings (sites, road map, 2nd pass).

  • Manage the shop drawing review and approval process on all New Bakery- Cafes.

  • Manage the review and approval of general contractor, sub contractor (when applicable) and miscellaneous contractor/ consultant payment applications.

  • Responsible for reassuring that all documentation is accurate in order for Panera to apply for LL allowances and credits.

  • Manage enforcement of Rules Of Engagements prototype standards and specifications,

  • Manage and develop external construction and consultant resources.

Qualifications:

  • BS or BA in related field preferred.

  • Five years experience working in job-related field such as construction project management, Construction, working for a General Contractor/ sub contractor, Development Company or similar fields.

  • Excellent computer skills including proficiency in Microsoft Excel, Microsoft Project and experience with Oracle applications.

  • Strong organizational and scheduling skills.

  • Ability to work both independently and as a team player and thrive in a fast paced, high pressure environment dependent on managing multiple project timelines and schedules simultaneously.

  • Ability to communicate well, and work productively with, internal and external individuals within the architectural, design, construction, real estate and local City Building and Planning communities.

  • Strong work ethic, high degree of professionalism with the ability to work with little supervision, handle multiple tasks in an organized manner, produce quality work and meet strict deadlines.

  • Excellent oral and written communications skills, highly organized, detailed oriented, ability to be self-starter, work independently and in a team environment.
